New Main Intake
A new 100KVA substation has been installed into the loading bay. This has been supplied and installed by ENWL. This feeds a new 1250amp switch panel located next to the new substation. This new switch panel distributes to the landlords supplies and tenants rising busbars. All the tenants areas are feed from metered tap-offs from the rising busbars located within the electrical riser. Each meter is connected back to the BMS system for billing purposes. The landlord’s distribution system feeds the landlords distribution boards and the AC panel boards located on the fifth floor.
Small power has been provided in all the toilet areas and common areas with cleaners sockets located on each floor.
Each lighting system has been provided throughout the floors. In the open plan office areas the lighting is recessed into the ceiling rafts and is controlled by PIR programmable daylight sensors. Lighting to the corridor areas and toilets is mainly compact fluorescent lighting which is recessed and controlled via PIR switching. Emergency lighting is provided within the main lighting system as combined fittings.
A new fully addressable fire alarm system has been installed throughout the building to meet the requirements of a L2 system with the exception of the retailed areas. This is the existing system which has been incorporated onto the new addressable system by means of zone extensions. The system has been designed, supplied and commissioned by ADT.
Disabled Refuge Alarm
The new disabled refuge alarm system is addressable and has been installed onto the two staircases. This incorporates the disabled toilets on each floor with the exception of the ground floor reception toilets. The system has been supplied and commissioned by Baldwin Boxall.
A new lightening protection system has been installed and designed by BEST Lightening Protection Services. This comprises of air termination tape on the roof connected to down conductors terminated on the ground floor.
